Hello and welcome, here is my portfolio update November 2019.
Overall November was a terrific month.
New opportunities and dramas, which I will talk in the future, and I had the time to take close to 2 weeks off just for myself.
Also, e-shop and the blog are still generating value, but as I took the 2 weeks off, they both suffered quite a bit. Try to ship something out 2 weeks later than it should be, I can guarantee you my clients were not happy about that, eventhough they all were notified before that.
Anyways, enough of words, let’s get cracking!

Let’s dive deeper into the numbers
In November I invested another 370€ to a B2P loan. The average passive income from investments has been steady between 220 and 240 a month, which is close to 2.5 times average Estonian salary these days. So overall I can’t complain. But there is still a lot of improvements do be done in the future.
My total passive income from investments from January 2018 to November 2019:
Mintos
Total of 5000 euros invested in Mintos and the platform generated me a total of 48,34€ of interests.
Still encoutering heavy cashdrag @ Mintos. I really don’t want to lower the interest rates … By the end of November, I had close to 1800€ just laying around on the account. What should I do with it?

Envestio
In November I earned a total of 7,95€ of interest in Envestio, which translates to 2nd best month since the start.
Also, Envestio published 4 projects in November, which isn’t something spectacular, but it’s something.

Estateguru
As I mentioned last month, in October Estateguru released a feature called Secondary market, which provides an option for extra liquidity and an early exit.
My Estateguru accounts interests income in November 2019: 15,29€.
And finally some action on the private account! Only waited for 11 months. New personal account interest income is now at 4.07€.

Crowdestate
Crowdestate produced me an income of 1.55€.
In November I also published Crowdesate review. Be sure to check it out and leave a comment – https://financefreedom.eu/crowdestate-review/

B2P loans
Nothing much to add, the business to peers loan have been going well and the interests keep on coming!

Real-estate
Apartment #2 is now SOLD, selling date was in the middle of September 2019.
Total investment 37 450€.
Property #2 sold for a price 41 300€ – cost = 40738€.
Apartment sold for 40 738€.
My initial investment 3600€. In the end got back 4654€.

Apartment #1 Income 16,05€. So far no problems with the apartment nor the rent payments. Overall a superb tenant!
Private real-estate Sold the private real-estate apartment.

Bondora
In June 2018, I decided to exit from Bondora. A year has gone by and I don’t even miss Bondora! It was the first platform I started investing in with just 10.1€ being the first deposit. Crazy right? It has served me well, even though I made lots of rookie mistakes, I am exiting with positive vibes. Farewell Bondora!
Exited from Bondora with a loss of 65,57€!
I do not recommend investing at Bondora, but if you still want to, be sure to use my referral link – click here –.

Omaraha
Just like in October, November had similar cashdrag probems. I decided to lower the interest 1%, but still the loans weren’t going out. Hence, I lowered them 1% even more, yet still nothing.
I guess I have to lower them even further to get some loans to invest in.
Total profit from Omaraha accounts were 61,37€.

Twino
The EXIT from Twino is close, I can feel it!
Perhaps in the beginning of December I can do it?!

In October 2018, I made a small investment of 340€ at Funderbeam into the company called UpSteam. As of November 2019, my shares are worth 1649€.
More than a year has passed since my initial investment into UpSteam and the value has risen from 340€ to 1649€.

La Muu Syndicate
At the end of November my La Muu investment was worth 350,35€.

Losses
29,03€ of loss at the P2P site Omaraha. Don’t get me started, once again a way too high loss from sold loans. I hope this isn’t a sign of the collapse …

Side hustles
In November, I also published 2 new Peer-to-peer platform reviews.

#1 Blog income: TargetCircle and Bonusway
In June I decided to put the blog income and affiliate comissions into the same graph, hence the numbers are a bit bigger now. This is the part I get as excited as you guys!
In November the blog and affiliate comissions generated 287,21€.
November took a fall that I knew was going to happen. Since I was taking close to 2 weeks off, I knew the blog would suffer and overall there shouldn’t be nothing to worry about.
As I am producing more quality content and the older posts get ranked, I should be ranking higher and higher. Atleast I hope so … I hope that December will be kind to me.
Still nothing close to the record, but I will keep on side hustlin’. More detailed payout from TargetCircle:
I display two different incomes under the blog income. One is referral income from TargetCircle and the other one is affiliate income from Bonusway. Bonusway – I use it to save money while e-shopping or booking ONLINE. Read more at https://financefreedom.eu/save-money-when-e-shopping-or-booking-online/ A really simple way to save up money, especially on housing and from them random orders on AliExpress … (You know what I mean, we’ve all done it!) Considering this blog is mostly dedicated to finance and logging my pursuit on becoming financially free, the TargetCircle referral links usually earn me a lot more than Bonusway affiliate links or any other side hustle income.
#2 E-shop income
Novembers’s total revenue: 564,25€.
Shipping costs: 42.00€.
Total profit from sales: 216,84€.
Eventhough I did not reach my November goal, I am still happy with the results as the e-shop earned a hefty 216,84€ of profit from sales.
As you can also see, that I did some on-site discounts in November, and customers got a total of 62,81€ discounts from my e-shop.
Sales in November:
#3 Siteground income
Even though I did not get any sales through Siteground, I had a total of 8 clicks of which 8 were unique. I will not give up. I will continue to recommend Siteground for you guys if you would like to start your own website or blog. Maybe I might even create some content about the Siteground, future will tell.

I have 3 websites that I own which are hosted by Siteground and I am truly happy with the service!
Have you been thinking about starting your own blog?

Blog stats for November 2019
Not even close to the previous months, but still great results. Why are the stats down?
As I’ve explained before, I took close to 2 week off just for myself and the blog income suffer, aswell the blog stats.
A total of 2778 (-26,72%) visitors visited my blog and had a total of 6238 (-18,75%) views. Still, amazing!

Google Analytics queries/keywords stats about the blog
In November 2019, I had a total of 827 (+181) keywords shown at Google. Recorded a total of 290 clicks and 14 844 impressions, which calculates to a 1,95% CTR. Super excited to see that the number of KW displayed went up by 181! LET’S GO!
Special thank you notes
Firstly, I would like to than Rahajutud at https://rahajutud.ee/. Rahajutud (Moneytalks) is basically the centerpoint of every Estonian financial blog. They publish financial articles and bloggers blog posts daily. I regularly translate my blog posts into Estonian and they gladly publish my monthly updates on their site, which always gives me big boost to my blog stats.
Secondly, in September Martin Schmidt Christensen, Co-Founder of http://p2pmarketdata.com/, contacted me about writing an article about P2P lending bloggers. In the middle of October the article was published and I am honored to be part of “TOP 20 P2P Lending Portfolios”. Congrats on another successful month!
I can see that some of your investments are listed as private and some as a company
As I also live in Estonia (not an Estonian tho), I was wondering about the reason you made a company. Does it have any benefits? Is it easier to tax? I’d love to read more about that in a post or a comment
Hey Invest Hero,
Thank you for the kind words.
When I started investing I was making my first investments under personal accounts, hence the privately listed columns. But then I started generating money with my companies and decided to start investing under my company accounts.
It most definitely has bigger positive side, especially the part where you can postpone income taxes until you pay dividends. So you can keep the money in for year and years and not pay the tax until you want to make a payout.
But if you invest under your private account, you have to pay 20% in taxes every year of the profit you make.
And now, if the compound interest works it’s magic, the difference is quite clear, why it is better to invest under a company rather than under your private account.
Also, I suggest you to take at Kristi’s blog article, in where she explains the differences between investing as a private person and a company (in estonian though, you might want to use Google translation) – https://kristiinvesteerib.ee/eraisikuna-investeerimine-vs-ettevotte-alt-investeerimine/
