Hello and welcome, here is my portfolio update September 2019.
In September we (me and my partners) finally sold the real-estate apartment #2. The profit wasn’t that huge, but atleast we got rid of the apartment.
Also the blog keeps on producing and it’s all thanks to you all!
Furthermore, September witnessed all time 2nd best income from side hustles. I will explain the numbers a little bit further this time. I hope you enjoy crunching numbers as much as I do.

My feedback to the returns
In September I invested another 370€ to a B2P loan, we sold the real-estate apartment #2 and invested 1357,02€ into Ampler Bikes Syndicate 3. Overall a pretty average month.
My total passive income from investments from January 2018 to September 2019:

Mintos
I have a total of 5000 euros invested in Mintos and the platform generated me a total of 54,38€ of interests.
Just like in August, my Mintos account still encountered heavy cashdrag in September.
From 16th September the money has been piling up and at the end of the month the account balance was at 690,85€.
The only way to stop this cashdrag problem is to lower interests … Should I?

Envestio
In September I earned a total of 7,93€ of interest in Envestio.
This time 7 new projects launched in September, but sadly I didn’t have any balance left on the account, yet at the end of the month I had over 100€ laying around and now there are no more projects to invest in.

Estateguru
My Estateguru accounts interests income in September 2019: 13,85€.
Still no action on the private account, where I have 111,82€ invested. 2 of the loans I have invested in are full bullet loans, which means no interest nor principal payouts until the date is due.

Crowdestate
Just another classic month at Crowdestate. 3,29 euros of interest were received.

B2P loans
Nothing much to add, the business to peers loan have been going well and the interests keep on coming!

Real-estate
Finally some big news!
Apartment #2 is now SOLD, selling date was in the middle of September 2019.
Total investment 37 450€.
Property #2 sold for a price 41 300€ – cost = 40738€.
Apartment sold for 40 738€.
My initial investment 3600€. In the end got back 4654€.
My profit from investing 3600€ was 1054€.

Apartment #1 Income 16,05€. So far no problems with the apartment nor the rent payments. Overall a superb tenant!
Private real-estate As I mentioned, in November, I sold the private real-estate apartment.

Bondora
In June 2018, I decided to exit from Bondora. A year has gone by and I don’t even miss Bondora! It was the first platform I started investing in with just 10.1€ being the first deposit. Crazy right? It has served me well, even though I made lots of rookie mistakes, I am exiting with positive vibes. Farewell Bondora!

Omaraha
Omaraha’s company account interests 83,74€ and loss from sold loans 17,2€. Which means the profit was 66,54€.
Under private account there was a total of 4,67€ of profit, which means a total of 71,21€ of profit from Omaraha.

Twino
EXIT from Twino still continues.
As I’ve mentioned before, I will exit with my companies accounts, but will still be investing with my private account. So you should be expecting the Twino income to drop down close to 1€ a month.

Reinvest24
As I mentioned, I invested 98€ to the land plot project.
First payout of dividends happened in Reinvest24 at 0,18€!
UpSteam Syndicate
In October, I made a small investment of 340€ at Funderbeam into the company called UpSteam.
As of September 2019, my shares are worth 1366,8€.
WOW! In just 11 months, UpSteam has more than tripled it’s value …

In September 2018, I made a small investment of 500€ at Funderbeam into the company called Tanker Brewery.

In March 2019, I invested 500€ into Bikeep through Funderbeam.
As of 31th September the investment was worth 525€.

Ampler Bikes 3 Syndicate
Wait a minute? Another company that deals with bicycles? But why?
Well, I was convinced by a famous local investor named Madis Müür, who is also the lead investor for Ampler Bikes 3 syndicate. He said that the company has given it’s investors over 100% ROI in every single year since the start and if you would have invested 1000€ 4 years ago, your shares would be worth 23 600€ right now. So why the heck shouldn’t I invest? Yes, I know the trend might not continue, but have you been outside? Bikers everywhere …
Anyways, in August, I invested 1357,02€ into Ampler Bikes 3 Syndicate. So far I have not received the shares, but they are working on it.
As I’ve already made a payment to Funderbeam and I can see that they received it, I might as well as include it in my portfolio.

La Muu Syndicate
At the end of September my La Muu investment was worth 427,57€. The investment worth is now lower than the initial investment.
Was it really just a hype or will they make a comeback? I hope they do, their icecreams are yummy!

17,2€ of loss at the P2P site Omaraha. Overall a pretty “good” loss from sold loans at Omaraha.

Side hustles
#1 Blog income: TargetCircle and Bonusway
In June I decided to put the blog income and affiliate comissions into the same graph, hence the numbers are a bit bigger now. This is the part of some of you have waited for!
In September the blog and affiliate comissions generated 681,35€, which is the second highest income EVER!
My blog’s main reason is to log my own investments and share/receive information with all of you. But if you wish to create an account and invest on the same platforms as I. Check the referral links throughout my blog which usually provide bonuses.
Remember, investing is marathon not a sprint, every single cent counts!

#2 E-shop income
September’s total revenue: 545,49€
Shipping costs: 45,30€
Total profit from sales: 195,32€
September was a pretty good month for the e-shop. Average gross daily sales were 18,18€ and a total number of 21 orders were placed in September.
I hoped to reach 250€ of pure profit in September, but the end of the month oddly sagged off and it also continued into the first days of October.
My goal for October is to maintain the 500€ revenue line and earn ~200€ of profit.
PS! I am not advertising the site at all, I only have an email list of customers and a Facebook page on which I promote the products and content. I want the site to grow organically for maximum efficiency.
Also I have to keep in mind to write some new blog posts to the e-shop blog to gain extra momentum with the SEO.
Sales in september:
#3 Siteground income
Even though I did not get any sales through Siteground, I had a total of 14 clicks of which 9 were unique.
I will not give up. I will continue to recommend Siteground for you guys if you would like to start your own website or blog.
Maybe I might even create some content about the Siteground, future will tell.

Blog stats for September 2019
A RECORD, AGAIN! A total of 3843 (+5,49%) visitors visited my blog and had a total of 7842 (-5,66%) views. Amazing!
The blog visitors number has risen for 5 consecutive months, but the last 2 months have been very slow. I really need to start creating more content to reach to bigger audiences and more people.
Remember, content is king in blogging!

Google Analytics queries/keywords stats about the blog
In September 2019, I had a total of 592 (+80) keywords shown at Google. Recorded a total of 280 clicks and 10 125 impressions, which calculates to a 2,77% CTR.
Glad to see that the number of displayed keywords went up quite a bit in September. Usually it takes about 6 to 9 months for Google to index the pages, so the content I’ve written in the spring are just now coming up on Google searches, pretty insane to think about.
This really means one thing to me, I have to create more content and not just volumes of it, but it also has to be interesting to read.

Flipping vs Buy&hold. Which one do you like more and why?
Hey! If I could, I would definitely be flipping properties, instead of buying and holding. Why? Because by flipping you can earn more.
The only two problems are that current prices are incredibly high and there’s a lot of competitors.
I’ve went to dozen of great flipping apartments. Just fix them up in couple of months and sell for more than a 10k+ profit, but discovered I was just an hour late, because the previous customers already had bought the place.
This means that you have to act fast and know the apartment potential worth very well. Basically you have to be crunching numbers next to the real-estate agent and decide there and now, if you want to buy the place or not.
Also knowing about the future projects or builds around the certain property will come in handy. A simple kindergarten or a shopping centre or even a supermarket can have a decent impact on the price.

You are correct, I am collecting and reinvesting through a company. Lately not that many investments at P2P platforms, but still reinvesting on all of the platforms.
For now, I do not have a certain plan on how to exit from my “start-up” investments at Funderbeam. What are your thoughts on it?
I mostly have been investing into companies I see potential with. Or even better the idea might be above average but the team behind it is superior, for example UpSteam.
